Good Tenant Guarantee

Tenant screening can be a daunting and uncertain process for many, but Cornerstone Select Properties is so confident in our ability to separate the good from the bad that we back up all approved tenants with a "Good Tenant Guarantee". If your tenant moves or breaks the lease within the first 5 months of tenancy, we will replace the tenant free of charge! No new placement fee!

Inspections

Before a new tenant’s occupancy, we inspect the property to verify move-in condition. A “Move-In” report is generated and in some cases, a camera will be used to record the visual inspection. The same process will apply at the move-out phase. During the rental period, we make semi-annual inspections of the entire premises to make sure the building stays clean and problem free. During the inspection, we look for any potential problems that can be corrected now at a reduced expense and report to ownership. We are a full-service company; these are just some aspects of Property Management that we handle. We treat your property as if it is ours.

Property Maintenance & Improvements

We deal directly with professional contractors for all repairs and maintenance. Our relationship is based on the idea that the job is done once and it is done completely. We work with vendors and contractors who have established a good relationship over multiple projects. To provide this consistent level of service we have multiple full time “handymen” on staff. This also allows us to control costs and quality so we pass the savings and service on to you. When required we hire outside contractors to perform any necessary property maintenance and offer recommendations to clients on making improvements to the properties when we feel doing so will enable them to raise their rents and increase the return on their investment.

Vacancy Response Summary

ON-GOING VACANCY REPORTS & COMMUNICATIONS: On a weekly basis you will also receive our unique "Vacancy Response Summaries" (a.k.a. VRS Reports) which outlines the weekly showing activity including the number of views, inquiries, showings or no-shows, applications, as well as the positive or negative feedback collected from any showing.
